Terms and Conditions
CHOICE BOOKINGS LIMITED (“we/us”) act as booking agents for property owners (“the owner”) offering accommodation for holiday rental. These terms and conditions outline the agreement between you, the visitor (“you”), and the owner. Your booking contract is with the owner of the property, facilitated by Choice Bookings Limited.
Bookings
Your booking must be submitted via our Booking Form, accompanied by a booking fee and a deposit of one-third of the total rental fee. Your booking is only confirmed when you receive a Booking Confirmation from us and we have processed and cleared your payment in full. The balance of the rental fee must be paid no later than ten weeks before the start of your holiday. In case of cancellation, if the property cannot be re-let, you are liable for the full quoted price (see Cancellation Policy).
Occupying the Property
Properties are available for occupation from 4 p.m. on the first day of your stay and must be vacated by 10 a.m. on the last day. Occupancy is restricted to the individuals named on the Booking Confirmation, and overnight guests beyond the stated capacity of the property are prohibited. Breaches may result in termination of your stay without refund. Sub-letting is not permitted.
You must adhere to any house rules set by the owner, including rules regarding noise and events. Owners and agents reserve the right to enter the property with reasonable notice.
Damage Deposit
You are responsible for leaving the property clean and in good order. Any damages or breaches of these terms will be deducted from your Damage Deposit, which is managed directly by the owner. Credit or debit card details must be provided for the deposit. Disputes over deposit deductions should be resolved directly with the owner.
Property Descriptions and Changes
While we strive for accuracy, minor discrepancies between descriptions, photos, or tariffs and the actual property may occur. We cannot be held responsible for errors or omissions in promotional materials. Annual inspections are conducted, but we cannot guarantee property conditions. Issues arising during your stay should be reported promptly for resolution.
Complaints and Maintenance
Complaints must be reported directly to the owner or their property manager, with a copy sent to Choice Bookings Limited. Contact details are provided in your Arrival Pack. Complaints should be submitted before the end of your stay, as post-departure complaints may not be considered. Resolution is at the owner’s discretion, and Choice Bookings Limited acts solely as an intermediary.
Owner, Agent, and Manager Responsibilities
Choice Bookings Limited acts as a booking agent and is not responsible for the upkeep or management of properties. Property managers, employed by owners, are responsible for maintaining properties to the described standard. Owners are responsible for ensuring their properties match their descriptions and remain in good condition.
Liability
Our liability is limited to £100 for foreseeable losses caused by breaches of these terms. Losses are only recoverable if they are directly attributable to our negligence and reasonably foreseeable. We are not liable for losses related to business activities or external factors, such as utility disruptions, broadband issues, or appliance failures.
Unavailability of the Property
In cases where the property becomes unavailable due to unforeseen circumstances (e.g., fire, flooding, or utility failures), any payments made will be refunded. Neither we nor the owner will have further liability in such events.
Pets
Pets are only permitted in properties that explicitly allow them, as stated in the property’s description, and only with prior consent. You are responsible for cleaning up after your pets and adhering to restrictions (e.g., pets not allowed on furniture or left unsupervised). Breaches may result in additional charges or termination of your stay.
Lost Property
We do not accept responsibility for items left behind in properties. Items unclaimed after two weeks may be disposed of. Retrieval of left items is the responsibility of the visitor and must be arranged directly with the property manager.
Miscellaneous
These terms and conditions supersede all previous versions. Disputes are subject to English law and the exclusive jurisdiction of English courts. By booking, you consent to our use of personal information as outlined in our privacy policy, including sharing relevant details with property owners.
For properties listed on affiliate platforms such as Airbnb or VRBO, pricing may differ due to platform fees, which are not controlled by Choice Bookings Limited. Always check our website for the most accurate pricing.
